THE
SITE
Twissells
Mill is a stunning location in the heart of rural Sussex
in an area of outstanding natural beauty. The
tranquil setting overlooks a 1.5 acre lake. The
location is under 30 minutes from the following major
towns: Newhaven; Brighton ; Tunbridge Wells;
Eastbourne; Crowborough and Uckfield. It is
therefore ideally placed for overseas (cross-channel
ferry) visitors.
THE
DEVELOPMENT
We
currently have planning permission to rebuild the Mill
at Twissells Mill. This building is approximately
3,000 sq ft which is made up of 3 floors. . In
addition, planning permission has been granted for a
Granary and associated marquee for weddings and rural
conferences providing wedding space for over 200 people
including the marquee. The rural conference
space alone will cater for approximately 100
people. The Mill and the Granary may operate
independently of each other.
THE
MILL
A
proportion of the Ground floor will house a fully
operational woollen loom, behind soundproof glass
powered by a water wheel. The remaining ground
floor will be used as a French style cafe with outside
terracing and additional space for more formal meals on
the first floor. Although either floor could
interchange uses. On the top floor we have
planning permission for a Cashmere Center and a Heritage
Shop. This gives the operators the ability to draw
visitors with diverse interests. In the winter
when visiting numbers traditionally decline, Twissells
Mill is an ideal venue for people to visit the cashmere
center and book a table for lunch or supper and just
enjoy a day out in the countryside.
THE
GRANARY
This
building, to comply with planning, is to be fully sound
proofed and air conditioned. It is a beautiful oak
framed building designed and to be built by one of the
country's leading timber framed specialists. The
floor area is approximately 1,500 sq ft with its own
separate kitchen and facilities. When open it will
have full conference facilities, projectors, etc.
TOURISM
We
are advised by the tourist and leisure department of our
local authority, that anticipated visiting numbers will
be in the region of 60,000 per year. This part of
Sussex is blessed with a number of working water and
wind mills which are a major tourist attraction.
Similar activities within the area attract significant
numbers of holiday makers.
EDUCATION
CENTER
In
addition to the above, there is planning consent to use
the Granary for educational purposes and we hope that
these facilities will be used by a variety of
organisations wishing to impart more knowledge of the
countryside to those who might otherwise not enjoy such
opportunities.
INVESTMENT
and BUSINESS
This
is an exciting project for suitable investors offering
excellent profitability in an area where limited
opportunities exist. This page has been
constructed to give an brief insight into the
possibilities the development has to offer, but it is by
no means definitive. This project has the ability
to invigorate an area of the countryside decimated by
the demise of local agriculture. Please contact us
for further details when we will be happy to hear from
you. Other similar local venues attract between
30-70,000 visitors per annum.
